The Galisteo Basin Preserve is a 13,522-acre land conservation and stewardship-community development initiative located in central Santa Fe County, roughly 15 miles south of downtown Santa Fe. Through the thoughtful integration of open-space protection, land restoration, and limited development, the Preserve aims to advance meaningful land conservation and regeneration, as well as foster a diverse community of active land stewards.
Our development work so far has focused on the proposed Village at the Galisteo Basin Preserve — a mixed-use, mixed-income, energy- and resource-efficient Village plan — in addition to five conservation neighborhoods/property collections: Southern Crescent, the East Preserve Properties, New Moon Overlook, West Basin, and the Conservation Ranches. Properties are available now in the Southern Crescent, East Preserve, and Conservation Ranches.
Much of the Preserve’s thousands of acres of open space and wildlife habitat will be publicly accessible via 50 miles of trails.
Trenza, the village at the Galisteo Basin Preserve
Trenza, the proposed village at the Galisteo Basin Preserve, is designed to support a community of 965 homes, a charter high school, elementary school, café, village market, chapel, post office, galleries, offices, etc. We are aiming to create Trenza as a net-zero-energy village as part of our program for a sustainable and stewardship-oriented community. The development “envelope” is approximately 300 acres in size — completely out of view from US 285 and (mostly) out of view of County Road 41. Village architecture will be informed by “green building” design and construction values that are respectful of the northern New Mexico vernacular — but of a contemporary interpretation. We plan to allow for the development of a broad range of housing types (i.e., single-family detached, courtyard attached, town home, live/work, loft) and home sizes (700-3500 sf) to accommodate a variety of family configurations, lifestyle needs, and financial capabilities. Built homes, semi-custom floorplans, and custom-home lots will likely be part of Trenza’s residential offerings.
We received unanimous approval for Trenza’s Phase I preliminary plat from the Santa Fe Board of County Commissioners on February 9. Our next steps will be to prepare and submit the Phase I final plat. On this timetable, the earliest that village lots in Trenza would be marketed for sale would be the fall of 2011; home construction would begin in 2012.
Preserve Conservation Neighborhoods + Properties
Commonweal does have properties on the market in the Galisteo Basin Preserve right now. Our most recent Southern Crescent lot sale closed in January 2010. All conservation properties within the Preserve have limited building envelopes, green design and construction guidelines, and community features designed to connect residents with the land and each other. Southern Crescent building areas can accommodate a home, studio, and garden area, while the East Preserve and Conservation Ranch parcels also allow for barns.
